Heritage House Fabrics expanding in Concord

CONCORD ó Heritage House Fabrics LLC has bought 5.56 acres in the International Business Park at Concord to expand operations and meet the space needs created by strong growth over the last eight years.
Founded in 2000, the Concord-based firm employs 31 and imports fabrics from countries including Turkey, India, China and Israel and resells them in the U.S. to the home furnishing, hospitality and health-care industries.
“We began looking at options for expansion a few years ago,” said Tom Hilb, owner of Heritage House Fabrics LLC. “The International Business Park’s location and the ability for us to purchase a lot where we could continue to expand were very important in our decision to purchase in the Park.”
Heritage House plans to build a 50,000 square-foot office, warehouse world headquarters with 35-foot ceilings. Currently, the firm occupies the same square footage but only has 13-foot ceilings. The company hopes to break ground on the facility in July and move in by the end of 2008 or early 2009.
“We’ll be able to expand our capacity for storing fabrics from our current 26,000 rolls to 125,000 rolls because of the change in ceiling height,” said Hilb.
“Heritage House Fabrics LLC is a solid addition to the Park,” said Anne Johnson, senior vice president, CB Richard Ellis. “They will join PreGel along the extension of Fortune Avenue. The partnership with the city of Concord and Cabarrus County on this project helped open an ideal site for the company.”
Bryan Crutcher, vice president, CB Richard Ellis, also represented the International Business Park. The buyers were represented by Mike Dean, senior vice president and principle for Colliers Pinkard.
Merriman Schmitt Architects provided design services for the new building and the general contractor will be chosen in the next month. Construction management is being handled by the Staubauch Company.
