Commissioners to consider permitting for I-85 distribution center

On Monday, the Rowan County Board of Commissioners will hold a quasi-judicial hearing for a nearly 700,000-square-foot development along Interstate 85.

The proposed development, a warehouse and distribution center accommodating an e-commerce company, will be located at the southeast corner of the interstate and Long Ferry Road intersection.

NorthPoint Development, LLC, is seeking a conditional use permit for the parcel to allow for warehousing and distribution related uses.

The identified parcel, commonly referred to as the Trevey site, has been a candidate in the Duke Energy Site Readiness program.

According to Planning Director Ed Muire, it is one of the county’s premier sites touted by the Rowan County Economic Development Commission.

The board will meet at 6 p.m. in the Rowan County  Administration Building.

Other business on the agenda includes:

  • The board will hold a quasi-judicial hearing for a conditional use permit along Ritchie Road in China Grove.

Applicant Nicole Sherrell is requesting the permit to accommodate a 2,400-square-foot residential storage facility on the property.

The facility will be used to store personal items and equipment during the construction of a home on the property at a later date.

  • The board will hold a public hearing to rezone a property along North Carolina Highway 152 from Rural Agricultural to Commercial, Business, Industrial.

Applicant Donnie Gibbs is considering selling the property. The redistricting would allow a new owner to operate an existing race shop on the property without current requirements to live adjacent to the business.

  • The board will hold a public hearing to rezone a property along Beaver Loop Road from Commercial, Business, Industrial with a Conditional Use District to Rural Agricultural.

The requested portion of the parcel was rezoned from Rural Agricultural in 2001 to accommodate a paintball facility. The facility is no longer in operation, and applicant Steven Wyatt is looking to rezone the property back to its original zoning.

  • The board could approve a family subdivision waiver for a 10-acre parcel off Parks Field Drive.

Applicant Jeff Parks is requesting a two-lot family subdivision on the parcel. The parcel is currently owned by his second cousin, Rae Parks.
